Morgan Lovell secures contract for specialist lab spaces in Hertfordshire

We’re pleased to announce our latest science and research project at Riverlabs - 100,000 sq ft of CL2 labs, consisting of three 33,000 sq ft specialised science and research spaces. The project spans three floors of a former GSK laboratory space at the 28 acre life science campus, in Ware, Hertfordshire.

With eight top universities a stone’s throw away and tenants drawn in by competitive costs and global connectivity, Hertfordshire continues to be a leading location in the science and research market, making Riverlabs ideally located.

The project originally began as a Cat A programme, but has evolved to include two Cat A spaces and one Cat B space on the first floor. The labs are designed to CL2 specification with flexibility and future proofing in mind, with the ability to be easily reconfigured to CL3 to suit the requirements of prospective tenants. The efficient, 12 month process will conclude with a phased handover, with the first floor handing over in July and the remaining floors in October.
