A landmark reimagined at 200 Aldersgate

With 200 Aldersgate positioned between Farringdon and the City, Savills Investment Management wanted to refresh key spaces in the building to ensure it remains appealing to the area’s modern, tech driven businesses. Key areas in need of rejuvenation included both north and south receptions, a first floor business lounge, multiple terraces as well as Cat A and Cat A+ floors.

Designing spaces that connect

At the heart of the design was a desire to create spaces that enhance tenant experience and encourage collaboration. In the main reception, we relocated the desk to improve flow and sightlines, creating a welcoming open space with soft seating and biophilic elements, ensuring every arrival leaves an impression. A new bridge link opens directly to the outdoor communal terrace, helping to connect indoors with outside.

The newly created business lounge was designed as a stylish, multi functional hub featuring a café bar, a mix of booths, benches and casual seating that offer users choice in how they work or relax. Statement lighting and feature wall panelling give the space depth and character, creating an atmosphere that’s as inviting as it is productive.

On Level 11, we delivered a premium Cat A+ suite designed for collaboration and flexibility. Open plan desks, meeting rooms, phone booths and breakout areas ensure the space caters to every working style. A spacious tea point and touchdown benches make this a ready to go solution for tenants looking for plug and play office space.

With 200 Aldersgate’s other spaces occupied, the project was delivered through a carefully phased approach, ensuring minimal disruption and uninterrupted access to amenities. We also provided our design visuals for Savills Investment Management to use in marketing collateral and facilitated early access site visits for interested businesses to help the spaces lease swiftly.

Sustainable choices

A key aim of this project was to achieve an EPC rating of B on the refurbished floors, which was successfully delivered through partnerships with Savills Earth and evaluating every element to reduce carbon impact. 99% of waste was diverted from landfill, with over 236 tonnes of site waste being repurposed, recycled or reused. Reuse strategies included retaining and exposing existing ceilings and using materials with a lower carbon footprint.

Delivering local impact

Beyond the physical transformation, the project also created real social impact. Through a six month engineering challenge, we worked with local students studying STEM subjects, introducing them to careers in construction through site visits, working with our project managers and helping to develop innovative solutions for dust extraction and onsite safety. We also supported five apprentices and contributed to local charitable causes.

Through careful planning, considered design and a focus on social and environmental responsibility, this project marks a proud new chapter for 200 Aldersgate, reestablishing it as a standout destination for forward thinking businesses.
